Welcome to the City of Caldwell Department of Building Safety. The department's goal is to provide a safe environment through comprehensive code application to ensure that new and existing buildings and structures are safe. The services we provide are plan reviews of all buildings and structures prior to construction, plan reviews on existing buildings prior to any change in use, permit issuance and inspections to verify plan review requirements are met.

In this site, you will find guidelines and check lists for plan submittal, commercial and residential building permit applications, codes adopted by the city, estimated turn around times, contacts for various departments, fee schedules to help you prepare your documents, and schedules and budgets.   • Permit applications must be filled out in their entirety.  Missing or incomplete information will cause delays in the processing of the permit application.
  • New construction project permit applications must be accompanied by a legal description of the property.
  • Proposed occupancies that have chemicals stored or processed must submit the MSDS sheets for each of the chemicals.

UPDATE - ELECTRONIC PLAN REVIEW

Development Services will soon be offering Electronic Plan Review for Commercial and Residential projects. At this time the software implementation is taking a bit longer than expected. We hope to be up and running by January 2015. 

 


 

2012 INTERNATIONAL BUILDING CODE ADOPTION

January 1, 2014, the City of Caldwell, concurrent with the State of Idaho, will be adopting the 2012 International Building Code (IBC) along with the State amendments.

 


 

NOTICE OF INSPECTION SCHEDULING CHANGES

Effective January 1, 2012, the City of Caldwell Department of Building Safety, will no longer be conducting inspections twice a day, such as a.m. and p.m. requests. All requested inspections will still be conducted on the requested day, except will occur at any time between normal business hours.

 Inspections that are requested prior to 8:30 a.m. can be conducted on the same day. All requests after 8:30 a.m. will be scheduled for the following business day. All projects should be ready for inspection at the time of the request. Any project that is not ready for inspection at the time of the request, should be scheduled for the following business day to avoid any possible re-inspection fees. In the event that a project is not ready when the inspector arrives, the inspection will need to be rescheduled for the following business day. Please call the office as early as possible to cancel any inspections that will not be ready.  

 Depending on the number of inspections on a given day, inspectors will continue their efforts to accommodate with scheduled concrete pours, and unusual situations that require our services on a timelier schedule. When scheduling a time for a concrete pour, please make sure that the project is ready at the requested time, to avoid rescheduling for the next business day. When scheduling inspections, please be sure to use the inspection line at 455-4605.     

 Development Services is currently in the process of implementing our new on-line permitting services. This should be available around the first part of December, 2011. This is an additional step towards our sustained efforts to provide exceptional customer service.

MANUFACTURED HOME INSPECTION POLICY

Section 110.1 of the International Building Code requires all work to remain exposed for inspection. Therefore, skirting is not permitted to be installed until Setbacks, Block & Tie, Electrical and Plumbing inspections have been approved. Once approved, and skirting, steps, landings, underfloor ventilation, and address numbers have been installed, a final inspection may be requested. Note:  Any newly installed, or replaced mechanical equipment shall require the appropriate permits and inspection. Any additions, porches, carports, or decks do require separate permits and inspections.


BALANCE REPORTS

The end of the grace period for Balance Reports will be October 1, 2011. At this time Balance Reports will be required on all pertinent projects to secure a Certificate of Occupancy.
